Worse,…. the young buyers in the early ’80s in Houston, TX were offered ARM mortgages as a means to buy their first home.
Many home builders then ran TV ads that promoted and featured ARMs as a way for young, first time buyers to buy their first residence and build equity.
ARM is Adjustable Rate Mortgage and it offered the buyer a very low (3-5%) initial mortgage rate to be able to buy their first residence,… but the rate adjusted upward as the Fed Interest rate increased.
As the interest rate ran up to over 21% (TY, Jimmy Carter) so did the monthly mortgage payments to the point that many ARM buyers couldn’t afford to own their new residence and eventually told the bank to “take the house keys, it’s yours now, we can’t afford to live in it!”
It was a nasty Scam that hurt many young buyers,… Never go with an ARM.
In Houston in the early ’80s I worked in a big ad agency that serviced one of the nation’s largest home builders, so we had first hand knowledge of the housing and the mortgage markets and got to watch this terrible scenario play out that took advantage of the young buyers market ignorance. Sizing down has many advantages and will not cost more money. Downsizing from a 3400sf home with two 5 ton units and two water heaters, electric will not be more expensive than a 2000sf house with one 5 ton unit and one water heater. Taxes and insurance will also be much less. The only way it can cost more is if you have a mortgage at a higher interest rate. In my case with my house paid off, I will net out $300-$400K AFTER building or buying another home.

A 50 year mortgage is basically…renting. You build up no equity for a very long time, even with a 30 year loan.
Home values should reflect cost to build, and cost to build has been excessively high due to energy cost, other material costs, zoning and regulation. Fix those things and work towards reasonable mortgage rates and improvements in the job market and salaries, and housing costs will work themselves out.
Think of it as you would an adjustable mortgage. It works great to get you in the door. You can always sell and move up the ladder.
Don’t forget that in some states, the cost of union labor…carpenters, electricians, plumbers…etc. That adds to the cost.
It’s not the older generation that will get hurt, as they are in their final homes as pointed out in previous posts. It’s Generation X, who once again will get screwed.

President Trump actually mentioned that he is of 50% German ancestry. That was great to hear because I am also of 50% German Ancestry on my Father’s side.
Wise diplomacy four years ago and the refusal of the US/UK/EU to pour money and arms into Ukraine would, I believe, have forced a quick end to the war sparing over a million Ukrainian men from death or injuries, millions fleeing the country and the devastation in that country. This could have happened if President Zelensky had been prepared to give up predominantly Russian speaking areas and come to some agreement on shares in exploiting the minerals from those areas and transporting gas across their country to Europe but his ambitions and lack of compassion prevented him.
I do not believe President Trump was correct in trying to apportion blame on a 50-50 basis to both presidents because it ignores the real Russian concerns with the expanding EU and NATO. I believe the EU will collapse in the next decade or two if it does not implement massive reforms which is unlikely because Brussels does not want to lose control.
