Sometimes things just fall on the side of the righteous. The premise of the silly Manhattan case against Donald Trump was that he inflated the value of his real estate holdings in the city. The DA was trying to make some kind of fraud case over it, but it always seemed ridiculous.
Consider the scenario, they are ultimately debating and trying to legally criminalize the subjective value of a physical asset. Imagine the timing of such a case right now when the value of property is so high.
You tell a grand jury that Trump inflated the value, and then someone just asks what it’s worth, and the answer is, “well, right now, it’s worth a lot more than he claimed then,” and the silliness of the case gets worse. I digress…
Splodey heads are happening today, because the two prosecutors in the case have quit, and the Manhattan district attorney says he doubts there’s any case here… and the salty tears of the far-left are crying, “curse you villain!”

I’ve hunted rabbits with beagles for more years than I care to say. I can safely say I have not seen but 2 foxes in all those years. How Sundance gets those pics to photoshop is unreal, they’re so clear! Same with suspicious cat, makes my day.
I live in the NE in the suburbs and have seen several foxes right in the middle of our neighborhood.
One morning, while walking my granddaughter to kindergarten we had one cross the street right in front of us. She was afraid so I put her on my shoulders.
Other than that, we’ve seen them all over, at just about any time of day. They really are beautiful creatures.
I live east coast, mid Atlantic. Our neighborhood is quite urban, and we have a lot of foxes. I have actually seen many coyotes, as well.
We in the Northwest see more coyotes than foxes. They’re German shepherd size, and bushy, with long, brushy tails. They come down from the hills, this time of year, looking for rabbits and neighborhood cats. A week ago l chased one away from my little Boston terrier. Third time this winter. And we live in the suburbs!

The bank hires an appraiser to value the property. It’s value is based the appraiser’s opinion. I don’t understand why President Trump’s opinion matters anymore than any other property owner’s opinion of the value of their property. What am i missing?

The left doesn’t understand even the basics about business. Value is always a factor of the market, supply and demand, and the use of the real estate. To get a different value one can just change the use. Any given appraiser will study all legally possible uses and choose the “highest and best”, but appraisers can disagree.
For taxes you want your value low, to sell or get loans you want it high. Everyone does it and there is no law against hiring multiple appraisers and using the value you like. Banks do it all the time. If you hire an appraiser and coerce them to defraud with fake value, that’s a different story.

These “asset” evaluations in NYC are subjective. The Banks are required to get appraisals. On one hand, the building and the land may appear to be worth less than the amount on the balance sheet. On the other hand, the rental revenue from full occupancy may be usable to justify a much higher appraisal.
In Atlantic City, the property tax appraisals were rip off high and a couple Casinos went to court and got them lowered and forced refund on the over taxed fees.
So are his buildings worth more according to tax appraisers than the stated value of the building on his loan applications?
This case, has indeed, always been ridiculous beyond measure. It is essentially impossible for a borrower to commit fraud by over-stating the value of their commercial real estate. Having spent the majority of my career as a mortgage executive, I can say unequivocally that no lender would lend based on the borrower’s stated valuation, knowing it’s a subjective opinion. Instead, the lender would obtain 2 or 3 different appraisals from independent certified real estate appraisers, supported by sales comps and cash flow analysis.
