Champlain Towers is a 12 story condominium building located in the small, beachside town of Surfside, Florida, about six miles north of Miami Beach. Miami-Dade County police said 53 residents have been identified and located safely; however, as many as 99 people are reported missing. There were about 55 units in the tower that collapsed.
The collapse happened at approximately 1:30am this morning.
The building is 40-years old and is located in an area very familiar to CTH. This is an affluent community with many Jewish residents. Our thoughts and prayers are with the missing and their families. CCTV from a neighboring complex shows the center of the tower gave way first, with the rest of the structure collapsing into a pile of rubble. The cause of the collapse is unknown.

Surfside Commissioner Eliana Salzhauer said “the building was undergoing a required 40-year recertification to ensure its structural integrity, and that the building’s roof was being redone. She added that residents told her a building inspector had visited Champlain Towers on Wednesday, but she did not know what the inspector found. We were life long Bay Area residences and we moved to rural southern Idaho about 4 years ago. Miss the ocean – that’s it- first year was a little cold but by the second winter we were looking forward to the snow. And totally acclimated . People are different here unless you are in Sun Valley area- lots of people still have their Trump 2020 f* B1d0n flags waving. Boise is a little more sophisticated and lots of Californians – houses are sky high.
I moved up here in 2005 right on the Oregon, Washington border in almost Middle of state. The first two winters I practically wore my down jacket with a few sweaters 24/7. We had colder winters since and I tossed the down jack many years ago. In fact when I got off the plane in LA 7 years ago, it was like 58 degrees and I couldn’t get my sweater and coat off fast enough. Where I caught the plane it had been -7 or so.
Moving Rapid City. It actually almost same temps as Umatilla where I live. Looked over some of the snow averages, maybe a bit more in Rapid City, but there were years that Umatilla’s snow fall made Rapid City look like desert.

Now if you live in Boise it’s hot, lower altitude, and more severe winters cause its on the flat (plains( part of state. Western Montana and Eastern Idaho are the best choices. No, this doesn’t look at all like “demolition” to me. It looks like the foundations failed – and this could have been very gradually happening over a long period of time. After all, the whole damned city is built on sand.

I just listened to a podcast with a professional who does demolitions of the LARGEST public structures around the world. Like the Kingdome(?)
He said he could instantly tell from 9/11 and building 7 that these were professional demolitions.
He said the community of professional demolition business owners hasn’t been vocal about itbecause they depend on GOVERNMENT CONTRACTS.
He said once given such a contract about 2 months is spent looking at the building plans of how the building was built in the first place in order to know how to DE-CONTRUCT it. It’s a LONG process to get a building to free fall like this.

Hi Robin, I saw them immediately, they each occurred before the both buildings fell…I also ran the video in slow motion – squibs going off all over the place…and the remains of the building are pulverized which is not normal. I also find it odd that this would occur at the residence of a PRESIDENT’S Sister-in-law!
And “coincidently”, they were doing “maintenance” on the twin structures the weekend before they went down…no one was allowed to enter either building that weekend for the first time ever. Oddly enough, George Bush’s BROTHER had the building maintenance contract for both towers

Someone pointed out that pumping can cause a sink hole but also the drilling was making the building shake.

The marsh area between the sandbars and the solid mainland is often (sometimes incorrectly) referred to as swamp. A swamp is an area of land permanently saturated, or filled, with water. The plants that make up the area are covered in water. Swamps are dominated by trees such as cypress, cedar, or mangrove trees. Trees like the cypress and some varieties of maple and oak can survive in these wet areas that would rot the roots of other trees. Swamps are fed by groundwater or surface water. There are two types of swamps: saltwater swamps and freshwater swamps.
A “marsh” is the area next to a tidal body of water like a bay or ocean wherein the plants are generally different than swamp plants – mostly grasses and low plants; much fewer trees.
So Surfside beach could have been reclaimed from either a swamp or a tidal marsh – the process to reclaim it would essentially be the same for either original condition. Since Surfside is on a barrier island facing an ocean that’s frequently churned up by violent hurricanes, my guess is it was technically a marsh.
It was originally a mangrove tidal swamp. Mangroves build land in tidal areas but they leave a lot of organic debris which creates a soil type known as muck sand. As the organics in the sand breakdown into CO2 the sand is left. Building in that area was suppose to be stabilized from muck sand breakdown by pounding in concrete pillion to the subterranean coral rock layer. (South Florida is an ancient Coral reef. If pillions were defective the building would sink in sand. This is what inspections are suppose to check. Politics and campaign donations by developers may have tainted inspections over the years.
The whole contractor/inspection community in Florida is nothing but a racket. Palm Beach, Broward and Miami-Dade are the biggest criminal counties in Florida and may be in the whole country. I did roofing down there for a year after Hurricane Wilma and I couldn’t wait to get out of there.
So was Chicago.

The flashing strobes seen are undoughtedly to me fire alarm related for hearing impaired.
The building is also undoubtedly to me to be supported in concrete piling, likely prestressed concrete pile.
Not so sure as above, but the “clean” shearing might tell me a building expansion joint might explain this.
as to cause, I haven’t any idea. Sinkhole possible but not likely IMO.

40 years back makes it about 1981 construction….possibly Savings and Loan (scandal) money….and possibly substandard construction again possibly some greased palms on the inspection side of things to ‘look the other way’….and they will likely not be prosecuted because they are all likely dead of old age…or close to it…..

So I’m a heavy foundation contractor in Houston. I dont know how this particular building was founded but typically multistory cast in place buildings are constructed atop mass or “mat” foundations that are sometimes 8′ thick. The footprint of the building is excavated down to suitable soil and the “mat” is poured monolithically and covers the entire footprint of the building. These pours may have 1000s of yards of concrete and sometimes take a couple days to pour.
This building appears to have a below grade parking garage and there’s evidence of the parking garage columns punching thru the grade level deck (they’re painted white). The cars are on this grade level deck and look to be about to fall into the parking garage. If you look at the area between the pool and the building you can vaguely see the columns poking thru the pavement around the pool and they match the column lines of the building.
My guess is the mass foundation has lost its bearing because of a sinkhole and differential settlement caused a collapse.

Just my observation. I have no idea how multistory buildings are built in Miami. I do know there’s a lot of limestone underneath all that pretty sand. Limestone is porous and subject to scouring by underground aquifers and that’s why they get sinkholes. If what I think has happened has actually happened, it may not bode well for the area.
Can they find this problem if it is widespread in the area ?
Yes they could using Geotechnical testing methods. Geotechs would be the guys who do the exploratory drilling and sampling prior the foundation design. Their testing is what the foundation designer uses as a basis for his design. This type of testing after construction may end up being a maintenance item depending on the cause of this collapse.
What many here are forgetting is that there are two major coquina (basically crushed and pressed seashells) ridges in Florida. One basically follows the Atlantic coast and the other is somewhat centered between the coasts. Mild acids can degrade this “rock” to where it can crumble. It sounds to me that this is an unfortunate failure of the foundation. My prayers are with the families who have lost someone and the survivors as well.

Given your expertise, can you tell us whether it is really feasible for A building to collapse in this fashion without sabotage? After all, even if it was substandard, it was of sufficient structural integrity to be standing up in the first place and for, I take it, quite a few years.

Here’s the thing with these buildings. They are all a house of cards. Sideways movement back and forth is both the tendency and the nightmare. Sideways movement is prevented by how the elevator shafts and the stairwells are constructed. They are poured in place on all sides from top to bottom. The outer walls of the stair and elevator shafts are called shear walls. They resist the sideways movement that is inherent in a slab on toothpicks 100′ in the air.
If the bottom fell out under the elevator shaft (which is usually in the center of the building and heavy as well) then the building would collapse exactly like it did.

Concrete can set while still liquid in the cement truck…. and still poured in-place.
But then, it will not bind.
Also, if it has too much fill… it won’t have any strength.

And they are under the building. If the collapse was structural because of shifting sand or sinkholes, they wouldn’t be allowed underneath it. For some reason, they feel it is now “safe.”

Saw a couple of tweets talking about construction on a new building next door was making the buildings shake that was block away & found this article about the project.
“This building has been under a lot of scrutiny lately with the 40-year recertification of the building and with the 88 Park building going up next door to the south,” Surfside Commissioner Charles Kesl told Local 10 News. “There were garage underground issues related to that, to make sure that it was done soundly.
“And, to my understanding, there were some cracks from that project — minor cracks — that were just patched up. Nothing, based on my understanding, to the magnitude that would indicate that there was a structural problem that could result in something so catastrophic.”

Ground water pumping/over pumping can create sinkholes.
When you pump the water out, it is harder to support whatever is above it.

I suspect that an inadequately designed foundation is to blame. Did the foundation have a sufficient number of pilings anchored in bedrock? From my understanding in that area you have to go down 150 feet to reach bedrock. Before that it is mostly limestone – a soluble rock subject to Karsts (this is how caves are formed).
If the foundation was not solidly anchored to bedrock and a karst formed in the limestone over time this is the obvious outcome.
If I lived in a high-rise in that area of the same vintage I would be asking questions about how the foundation was designed and would want proof that my building is securely anchored on bedrock not just floating on limestone.
I drove past a very high pile driver today near my area and wondered what kind of structure they’re going to build. I haven’t seen one that high for sometime so they might be setting a deep foundation for a hi rise possibly.
You are of course right about how important the foundation is for any building but this collapse could be from other causes of course. I hope they find the reason to prevent future collapses.
When I first saw the picture this morning, I wondered if it was an anniversary of the Oklahoma City bombing. The collapse looks almost identically shaped! Are they absolutely sure this wasn’t a bombing?

There are A LOT of red flags going up, from squibs going off in BOTH buildings before they fell…the fact that there is virtually nothing remaining of the building but rubble, as if it had been pulverized..and just learning too that McAfee had a condo in that same building where he had in his possession vast amounts of incriminating evidence against the powers that be and would release it if he were “suicided”!!!
This is suspicious, especially considering it happened in Florida with a very popular R governor DeSantis eyeing a presidential run in the near future.

Obviously, this is a shocking and terrible tragedy for all the residents and their loved ones and we all hope from close by or far away that there will be many more survivors found at least.
As sundance noted the building collapsed in the center but a chunk of the 12 story structure on the right in the video remained intact as a stand alone column for a few seconds before it also collapsed. As I watched, I strongly hoped the “column” would remain intact until the people in that section could flee but it didn’t. It was difficult to watch when you can’t do anything about it but wish you could.
I will look for some way to do something to help these unfortunate homeless Floridians even if its just donating to a fund etc.

Amazingly, it’s not necessary for there to be a controlled (or any kind of) demolition for a building to come down. It turns out that bad design, unrecognized or ignored site issues, shoddy construction practices, unapproved changes to plans after the design, “out of design” changes made years after construction, incompetent or corrupt or even NO inspections, etc. etc., are the standard reasons why buildings like this collapse.
Something I try to point out when large scale accidents happen is that catastrophic failures are the result of a combination Active (behavioral/immediate) and Latent (system/structural/long-term) Errors. A single action may be the final trigger point, but there is always a series of long standing issues which create a risk environment in which allow that action to become deadly.
Based on current information, the immediate Active Error in this disaster would appear to be construction-related drilling nearby. As of now the Latent Errors, and some older Active Errors, are less clear but may include some of the issues you bring up, such as inadequate inspections and maintenance oversight, poor or unapproved design and construction, etc.
Beaches are naturally dynamic, high energy environments exposed to vast amounts of corrosive salt water. Such environments pose greater engineering challenges and risks. Contrary to common belief, there is a relatively short history of constructing large high-rise buildings in such environments… probably less than 50-70 years. When this particular structure was erected in the 1980s, there would have only been about 30 years of such history.

And in this particular case, there’s also the mention of “activity” on the roof, which is a red flag that needs to be looked at. Some reports call it “re-roofing”, but those are just media reports based on almost zero information at this point.

There are A LOT of red flags going up, from squibs going off in BOTH buildings before they fell…the fact that there is virtually nothing remaining of the building but rubble, as if it had been pulverized..and just learning too that McAfee had a condo in that same building where he had in his possession vast amounts of incriminating evidence against the powers that be and would release it if he were “suicided”!!!
Condos built in 1981. Prices I can find range from $368,000 to $725,000 per unit. 1,200 to 1,748 square feet.
I’m not buying the “sand shifting” story the media is trying to sell me. It wouldn’t have brought the complex straight down into tiny pieces. Pictures I’ve seen of buildings falling into sinkholes still have huge pieces of the building intact.
Also when there is ground shifting nearby swimming pools lose their water. Still appears to be full.

Those ‘smooth walls’ likely are bearing walls for each of those individual apartments. Their rebar likely is internal to them and vertical, as bearing walls they’re supporting (somewhat) the floor slab above them)
The fact that there’s no rebar sticking out horizontally likely is because each wing of the complex was designed to be more or less autonomous, being held up by the large vertical support columns for that wing
Couldn’t really know without talking to the designers / architects of that building, but that’s what I’m guessing from having lived in 4 multistory apartments the past 45 years
