Mortgage interest rates should come down this summer as Jay Powell leaves the FED. He has had a political vendetta against Trump by keeping rates insanely high. Powell leaves in May. I predict mortgage rates will drop about 1%– not immediately but within 3 months. Home building is a huge industry that has been strangled by high rates. When new homes start getting built, new appliance sales, go up, furniture up, all things that go into a home improve. Just think of all the related industries that will improve employment once we get lower rates.

Was going to comment on the retail prices lagging even after wholesale has seen a reduction. I’m in the belief that the whole chain is lagging due to management doing what management does try to squeeze every penny end user be damned.

Also since the invasion many stores have invested in equipment making fresh tortillas and as such fryers for chips, have noticed an increasing amount of these fresh items or the prepackaged.
CA mandated folic acid in all commercial sold tortillas that is another price increase issue, checked package here in FL it is listed as ingredient. Had look it up, seems there are studies that connect low folic acid intake with birth defects in hispanics. Someone in CA feels good about themselves.
The cheapest price for tier 1 regular gas in So. Cal. today is at Costco: $3.79. The other large retail tier 1 stations in the area are up to $.70 higher.

in regards to the coffee, there was a world wide fungi that hit the coffee fields and the only way to get rid of it was to pull the plants and burn them. So expect coffee to remain high for the near future. This was a year ago but the new plants are not producing as much as the older plants had so there is still a shortage.
