I lived in NJ in the 70s and went to NYC several times including Harlem. It was fascinating. The Metropolitan Opera House, The Guggenheim , Empire State Building, Broadway, Greenwich Village. I would have loved a Brownstone somewhere. I rode the subways with no fear. It is a tragedy of epic proportions.
NYS is run by the psychopath politicians in the NYC area. The rest of the State has no say.
Not True, the governor has allowed it to happen. She could have easily prevented or removed him from taking office to begin with, and enforced immigration laws, but chose to ignore the law, encouraged some of it to happen, and is doing nothing to stop it.
If we had a separation, in time the more conservative half of the country would be forced to go in to the other half and save them from themselves. If Wall Street moves to Texas, Texas will have to do something about the coming Islamic/Socialist takeover of that state.

We, the USA, have been on the wrong path since LBJ had JFK assassinated and took over as President.
And as long as the election fraud is allowed nothing will change. Since 2020, if not longer, the republicans have known, witnessed and seen election fraud in multiple states occur. Trump has been the victim of it, yet weak statements like Voter ID and only US Citizens allowed to vote, have been made. This does not tackle the problem of the voting machines, mail in voting and dirty voter rolls.
The Uniparty machine has election fraud down pat to where we can see it when it happens live. In the recent NJ governor’s election the voter rolls showed an increase of over 465,000 registered democrats from 2021 to 2025. This number is larger than actual population increase for the state. In 2024 California stole 4 house seats by counting mail in votes for three weeks after election day even though the republican candidates led/won on election day. Voter rolls loaded with ‘voters’ whose residence is the local Walmart or 7-11. In California a voter, who had voted for 20 years, was found to have had the local college dorm room as their residence for those 20 years. In Florida in the 2024 election the Pinellas County election voting machines were set-up to where if the voter did not vote for every item on the ballot the machine counted it as a blank ballot and kicked it out to be adjudicated. So if you only wanted to vote for President and nothing else your ballot was counted as a blank ballot and adjudicated by the Pinellas election officials, who happen to be democrat.
And on top of the election fraud Republicans are notorious for not getting out to vote in midterms.
From what I have seen from PT’s style….it is about timing and having the right leverage. I think he knows there is no incentive for RINOs to change the vote fraud.
Unfortunately the middle to lower class just see grocery prices and utilities prices. My grandaughter who is trying to make it on her own (voted Trump) was just complaining about her power bill . My daughter who is 40 talks bout food prices constantly and wonders why our President keeps telling us food is going down. These are immediate needs and trying to explain that core inflation has come way down since Biden…goes in one ear and out the other….had to tell her the truth that I have never seen food prices come down with few exceptions. PT would be the wiser to send some of that tariff money their way instead of 20 billion to Argentina.
People are needing help and reminding them of tax cuts they are already getting…if at all ….cause low income do not pay taxes… is little comfort. PT does seem to be a little out of touch with what goes on in the real world of lower income. Another example….Expecting low income people.. where the obesity problem mostly shows up..expecting them to get excited about paying $400 a month for the once $1300 a month weight loss drug. It might as well be $1300.

Had to chuckle today when I heard the comment that the longer one went to college, the more stupid they become…an observation on so many of the ridiculous courses offered today.
Young people need a stake in the economy. They are currently delaying marriage and home buying due to student debt. IMO they were preyed on by the system. We need relieve them of this burden and make sure it never happens again. Congress, under Trumps leadership needs to craft a bill that includes student loan relief and also makes it so that only colleges and universities are able to make student loans. And also make student loans subject to bankruptcy. This would go a long way to cleaning up our education system as it would eliminate worthless degrees in grievance studies.
I know of a ‘student’ that was prudent,
and paid for college, during college.

Of course, “backed” is a euphemism, since TRILlions of dollars’ worth of these have been sold, each having no traceable lineage to the loans that supposedly “back” them. Instead, they sell “‘n’th derivatives,” each one layered only on the layer beneath it: 100% thin air including the basement.

I enrolled at Texas U in 1962, the “matriculation fee” was $25.50 per semester.
The aforementioned matriculation fee paid: tuition, admission to football, basketball, baseball, track, other athletic events, admission to all University sponsored events such as speakers, concerts, etc.
After paying the matriculation fee, a student had to pay for their books and for room and board wherever they chose to live… I always bought used text books for around $40 per semester…
We didn’t have these fancy “college loan” programs, so I put myself through Texas U by working as a waitress at a restaurant out on Lake Travis…
When I graduated, I didn’t owe a single dollar to anyone so I bought myself a graduation present, a new car…
Colleges, Universities charging these enormous fees are simply greedy to the Nth Degree of Magnitude…
I’m open to no interest on student loans- but not student loan relief- everyone needs to pay back what they borrowed.

Debating food assistance with Liberals online this morning. When i mentioned the ability of people that get help the Leftists didn’t understand what ability means. I literally had to explain it to them like a child. If you’re able to work, you work. Doesn’t matter if you don’r make enough money to completely get you off food stamps. You still work.

Most SNAP beneficiaries are obese. They can live for years on just water and electrolytes. Plus they get the added benefit of achieving a healthy weight. Plus they will be more motivated to get a job, any job.
Taking away SNAP benefits is the most humane thing we can do.

Never asked for a handout or went on unemployment. I also remember surviving on a loaf of bread, a bag of fish sticks and cans of soup each week. Eventually, I only needed to work one job.

Thank you, Bets, for sharing this! I have two kids who paid their own way through college, have jobs that pay well (but not exorbitantly) and they both work hard, often 50+ hours per week, with an hour commute each way.
They are beyond frustrated at the “system” especially when they see how much of their paycheck is gone before it gets to them, and how that money is being spent by a corrupt, out-of-touch government! They blame both parties and they are not wrong to do so, IMHO!
And the constant lecturing from people who grew up under a different set of rules is NOT helping!

Every day the Home Depot parking lot has dozens of them looking for day jobs. I was in one of the local Mexican markets this morning buying a couple of things, the store was busy and I had to wait in line to pay. They buy plenty.
The single women work in nursing homes and small retail businesses until they get married, then it seems they become full time mothers with 3+ kids.

As a former banker, I have a HUGE problem with it! The difference in interest paid between a 15 and 30 year mortgage is a much larger number than most people realize. The difference in payments is only about 25% more but the difference in interest paid is more than double! Extending the payments out for 50 years might seem like a good idea to make homes “more affordable” in the short term but it is an awful idea in the long term!
Agree 100%. I would never get a 30 year mortgage for the reason you mention. A 50 year just seems like a horrible financial decision. Forget having your house paid off before you retire.
But almost no one teaches financial literacy anymore! It’s no longer “how much house/car can you afford overall?” but is instead “how much of a monthly payment can you handle?” with zero explanation of how much more money that longer loan will cost you in the end!
My first reaction to seeing fifty year mortgage was: I guess he’s giving up on fixing the housing issue with increasing supply by lowering the barriers to new construction and lowering demand with deportations.

My British husband worked for Peugeot, Audi, Rover, and VW in the UK. Unlike here (where he worked for Lexus and Cadillac), he saw a customer from beginning to end, which included sorting out finance. He is a figures man first and foremost.
He just commented on the times in the UK when his dealerships became nervous when loan terms started moving from the usual 24 months to 36 because interest rates were creeping up (15% in the 80s…can you imagine??) The concern was that customers would be upside down in their vehicles at the end. Something he encountered here when he immigrated with some customers as the loan periods moved relentlessly upwards.
In fact, he has warned many he has dealt with here of this danger; and he has had to tell many wanting to trade in their vehicles for newer models that the only thing he could suggest would be to throw their arms around their cars and love them, so upside down were they.
The question always was, how unscrupulous were the sales people who put their financially illiterate customers into new cars, knowing this was a likely outcome…all to increase the numbers of sales which corporate mandated, no matter how they had to accomplish it.
Something he would never do himself. Yet he always made his numbers and had the highest customer ratings, along with those who were repeat customers time after time because he was ethical in his dealings with them.
He’s been retired for 6 years, and we were unsure if it was 84 or 96 months now…

The average time people spend in their house before moving is 11.9 years. Most people never see a mortgage through to the final payment and never intend to. If your goal in life is to pay off a mortgage, then 50 years to do it is financially illterate.
But if you have no desire to pay off a mortgage, low payments with long term are better … financial freedom and flexibility. The division between interest and equity in the payments is an abstraction if the goal isn’t the letter saying your mortgage has been paid.
People see it as an accomplishment for some reason, then a few years after paying it off sell the house anyway to move into a retirement facility.
The few percent paid in mortgage interest is small considering the money used for a paid-in-full cash purchase is freed up and can easily be used to make 15-20%/year on the market or other investments.
Over the span of my 30 year mortgage, I’ve been averaging 13.5% on other investments, dwarfing the fixed interest rates. Very glad I didn’t lock all that seed capital up by paying cash for a mortgage-free house.
That’s right. As homeowners get the benefit of an appreciating investment, they can also deduct taxes and interest on their tax returns with President Trump’s SALT deduction increase.
The house I bought in a desirable area to escape the Covid lockdowns has almost doubled in value already. If I wanted to I could sell it now, pay off the entire mortgage and use the built-in cash equity to purchase a smaller property with no mortgage at all.
One darned good and compelling reason to institute Life Finance classes in high school…mandatory!!! Teach young people just how much money they will part with over the life of a 30 year mortgage, among other interest bearing debt instruments like credit cards. And that’s just for starters…
Fifty years assuming one has a steady, well paying job continuously with none of those pesky events which upend everyone at some point in their lives…illness and redundancy to name only two. He was 20 years old and I told him that we were going to set up an IRA and he was going to start contributing $100 per month to it. When I showed him how much money he would have in 40 years, vs how much he would have if he waited until he was 30 to start funding his retirement, he was so excited!
Later that week, his father showed up, looking for me…he wanted to bring all of his accounts, including a rather large business account, to our bank, because he said I had taught his son more about financial planning than any corporate banker had ever bothered to explain to him when discussing his accounts!

Recognize the 50-year mortgage is being proposed by a person who made his multi-billion dollar fortune in real-estate. He might also know something.
In this case, opportunity cost. The money spent paying cash up-front for a house without a mortgage or a shorter-term lower rate can be deployed to make much higher rates of return elsewhere.
If I’d paid cash for my house I could have only afforded a much lower level and been zeroed out financially, like starting over. The 30 year mortgage allowed a much better house and left capital that has since been invested with 13.5% year-over-year compounding returns. As a banker, you should know what that means.
Despite the higher interest component in the lower monthly payments, the 30-year allowed me to build actual wealth, being fully aware of the higher mortgage interest amounted to paying for the house twice over. If you keep the place up and renovate once or twice, the house can easily double in price within 30 years, covering the interest paid anyway, effectively a free mortgage. 15 years is dicier.
But life is short, and mortgages are one of the most protected and favorable types of loans. It lets you do two things at once. Live in a nice place and retain enough capital to build wealth beyond that. A 50 year would lower the payments, increase this advantage, with only about 37% of people holding the mortgage to term, since average home ownership is 11.9 years before sale.
I do not disagree with what you’re saying but that is a viewpoint that only a financially savvy person will understand!
The truth of the matter is that most people only look at monthly payments, and end up often upside down, because they “qualified” for more house than they could afford based on spreading out the loan term over a longer period of time.
I would encourage people to buy the most house they could reasonably afford in the beginning, and then to make additional principal payments in order to lessen their balance as quickly as possible, and to never use their equity as a piggy bank to finance a lifestyle!
But I don’t believe those kind of conversations are happening very often today, either within families, or by the people making loans! So simply promoting a 50-year mortgage without simultaneously encouraging financial literacy, is only going to put more young people into unmanageable debt, IMHO.

Since 1980 the Big Four have bought up and shut down most of the independent stockyards and meat packers, forcing farmers to ship their cows hundreds of miles to USDA inspected slaughtering and packing plants. Farmers, having no alternative markets, must accept the prices they are given.
Having a DOJ investigation of, for example the meat packers, should be a routine thing, done all the time to protect consumers. Except I can’t remember the last time the government has done this. Perhaps the collapse of Arthur Anderson in 2002 as a result of Enron? The fact is, these days government rarely investigates big business, ever, and I will say especially since the Supreme Court issued the Citizens United Decision.
Citizens United allowed corporations to donate to fund the endless negative ads from committees that despoil our political campaigns, because speech = money, and limits on campaign spending would supposedly violate the First Amendment. But the effect is corporate ownership of politicians and parties.
Politicians, like Nancy Pelosi, who get rich in office, are being bought. There are numerous means to buy them. Corporations want to offload risk to the taxpayer and to do business as they see fit. So, they own and reward politicians who will block reforms.
What does public policy look like, under a regime of big business ownership of our elected representatives? Unlimited immigration, sweatshops, public corruption run rampant, crime and illicit drugs everywhere, stolen elections. Huge ghettos are under construction to house the wounded, as the middle class is squeezed and the poor lose everything. We have been here before, consider “The Jungle” by Upton Sinclair, speaking of meat packers.
It used to be the Republican Party was the party of big business. Now, the Democratic Party is protecting the monied interests, calling them stakeholders. They claim government and business should work in partnership, hand in hand. Chuck Schumer is willing to shut down the government, to block any cuts whatsoever in the government funds going to the Medical Industrial Complex.
I remember when Ronald Reagan, during one of the Presidential Debates, argued that there should be a “firewall” between government and business. The Revolving Door was to be shut, prohibiting for several years former government employees going to work for the industries they used to regulate. Now, those ideas are considered quaint.
Corporations today are not democracies. Shareholder rights are long gone. Unions have almost disappeared. A small fraternity of largely invisible CEOs wield vast power. They own Congress. Amid this, President Trump orders an investigation of the beef markets and packers. He is doing something good, that no one else dares to do. Just in time.

Is hosting balls for 2000 people at the White House an important issue? Does it come up often … as in ever? Should the White House grounds become a social activity center? Seems like asking for trouble.
I like inspirational buildings, but this looks like a large white room with some partly obscured gold accents on the ceiling (and lots of hidden functionality). Versailles is attractively jaw-dropping because of the intricate workmanship, artistic ceilings and walls.
If you are going to use gold as a decorative building material, might as well be sure it is always visible; recessed terraces tend to hide it depending on the viewing angle.
Windows start almost at eye-level so people will see a white wall, then some tree-tops outside if they look up.
