Only a crash in prices — back to pre-pandemic levels and below, which means a quite-literal 50% or more — will fix it.
Why?
Because it’s all-in cost that matters and rates only impact the mortgage.
Property taxes and insurance are a function of the home’s price in the market today. Lower mortgage rates do nothing to lower either of those expenses as they’re outside of the rate charged (but typically part of the payment via escrow.)
If you live somewhere that has a $10,000 property tax and a $4,000 insurance bill that’s $1,166 per month before you pay any of the mortgage.
To put perspective on this at a 5% interest rate on a 30 year loan that is $217,000 worth of house and you haven’t bought the house yet — that’s just the taxes and insurance and worse, exactly zero of that is recovered when you sell as all of it is a pure expense and repeated every year without providing you one cent of value on your personal balance sheet.
You can’t fix this problem with lower rates and in fact lowering rates to try to improve the “buying capacity” in housing makes it worse as the further up you ratchet prices the worse you make both of those expenses.

One of the biggest problems here in NE Ohio is that Wall Street/Blackrock predatory investors are buying up any affordable single family houses, and then flipping or renting them out for 2 or 3 times the amount, driving up housing prices. It accounts for 25% of housing sales here. And I don’t see how PDJT’s policies would bring those prices back down to pre-covid levels, the way things like gas, food, and products would come down. What started pushing prices up in my area at the beginning of bidum were people relocating here from up north. Demand for limited supply. Same in Florida. I can not believe people would live in a state that taxes $10000 property taxes….I don’t care what services are promised. It makes building equity in your home impossible. I would rent before buying. Wore my Trump hat on a 4 day road trip from Indianapolis to Mackinac island. Didn’t see another Trump hat nor a Harris hat for that matter. In the 1960’s in public school we had precious little science. However, while learning about standard cloud formations (which didn’t include some of these new ones like mammatus clouds) we were taught about weather engineering and we should be proud of our scientists and the world is going to be wonderful – no more devastating floods, no more crops starving for water, no more starvation period. Never heard another word since. The silence is the proof just like in totalitarian societies that can’t be named.

It’s tragi-comic in a way. Given I do believe that the awareness that things are “not as they once were” relative to our catastrophic weather events has become clearly evident. So what else can MSM say? but dredge up that tired threadbare ( 60+ year old? ) missive “oh, it’s a conspiracy theory” that weather is being manipulated.

As there is no thread for Helene since October 4th, I will ask my question here. There are many reports of children being rescued or found wandering, half naked, some with ropes and bindings still attached to branches, etc., where parents apparently made desperate attempts to try to save their children. One report said the children were taken to a local church. My question is what do you think will happen with these orphaned children, aside from the obvious of trying to find relatives? I shudder to think of Child Welfare Services taking control of these precious lives. I do not trust Child Welfare Services. I would like to be wrong about this. Please tell me I am wrong.
I think in a rural area someone will know whose children they are. They will end up in good hands.
Well yes, of course. My point is that there might not be any family left. Plus, everything takes time. Who takes the children in the interim? And once Child Services has them, they are in the system.
There may not be immediate family left but there will likely be relatives.

I appreciate your optimism but it is a bit dismissive to my point. My entire family growing up was in a small rural town of 265–the population sign did not change for two decades! The only remote family I had was several states away and way down the blood line. There are likely many families like that in these areas. Entire towns and outlying properties have been destroyed, along with the souls. I’ve never even entertained the idea of “another Haiti” but I’d like to know if the children are being handed to the area Social Services because I do not trust them at all. Once they are in the system, even temporarily, It gets complicated. They have to eat and sleep today, tomorrow, the next day. Where are they? Hopefully with a church but many of the church members are without homes as well.

Oct 6 (Reuters) – Chinese hackers accessed the networks of U.S. broadband providers and obtained information from systems the federal government uses for court-authorized wiretapping, the Wall Street Journal reported on Saturday.
Verizon Communications (VZ.N), opens new tab, AT&T (T.N), opens new tab and Lumen Technologies (LUMN.N), opens new tab are among the telecoms companies whose networks were breached by the recently discovered intrusion, the newspaper said, citing people familiar with the matter.
The hackers might have held access for months to network infrastructure used by the companies to cooperate with court-authorized U.S. requests for communications data, the Journal said. It said the hackers had also accessed other tranches of internet traffic.
