I still recall how Dan would say that Joe worked without pay or little pay in the beginning. Fact is, Joe loved the Lord and now is probably playing that snickering dog he so loved. Peace my friend.
Joe was the executive producer of the morning show on WCBM for 20 years. He brought a lot of joy and laughs for listeners for such a long time. He passed away after suffering from ALS.

Property taxes should be illegal. You’re being taxed on an unrealized gain in value of your property.
Perhaps a small fraction of a percent sales tax would fund the schools, police, fire. Everyone purchases food and sundry items in their local community.
Not just an unrealized gain, an unrealized hypothetical value. Value is never determined until a sale occurs. At that time, a one time sales tax could be OK.
And 100% agree. Property tax means you are basically renting your land from the government.
It is not hypothetical. It is a process used by highly trained appraisers with national standards of conduct who determine the value based on other sales. Vendors at a market use the same basic principle when they review what is selling at what price, and then set their prices relative to the sales nearby. You may do the same when selling a used car. If you see the same model, same condition and year, with normal buyers and sellers under no duress, that sold for a certain amount, that’s what you could expect to sell yours for.
As an ex assessor I’m not saying it’s the best method but if all follow the rules and training, it is as fair as humanly possible. Everyone has the opportunity to appeal their value and should if they have information from sales of similar homes that sold for less.
What the property tax system does well is provide stable funding where sales tax could be very volatile for many reasons. What many of you don’t know is that local values are analyzed by the state to ensure they are within an established range of actual sales, and if not, the assessors are required to change their values.

But you can’t blame it on just increasing values. In theory, if your municipal budget set by politicians, stays the same and your value keeps increasing, your amount of tax paid per dollar lessens. It’s all spending related not all about value.
Even a small spending increase by your local government may still be overcome by those large increases in value. In other words, the tax rate doesn’t increase as fast as value giving you a net lower rate.
Maybe you can look at it this way. Check back to your 2007-2009 property tax statements that showed your value decreasing due to all the foreclosures and mortgage fraud. I’ll bet that your taxes did not go down. Almost there. You have to wonder why, if value goes up and taxes go up, why isn’t the inverse true.
It is because during 2007-2009 local spending did not decrease so they had to RAISE your rate in order to maintain that spending. When values are going up politicians like to brag about such small increases in the rate because a tiny increase along with value gives them more of your money to spend and you think oh, it’s only a tiny increase.
Hope this helps. As an ex assessor I got good at blaming the politicians, rightly so. No matter what your value is, your tax is a result of budgeting. If you think you could sell your home at approximately what it is assessed at, the appraisers did their job well. Now it’s time to talk to your local politicians.

When I was a kid, the community paid for my schooling K-12. I have been paying property taxes for almost 50 years. I call it giving back.
