Recently I drove from just west of Houston to just north of Austin to visit my youngest son. On the way there I saw 7-9 massive apartment developments under construction, so many I lost track. First visit ever where I noticed so many new massive apartment developments! So the “you will own nothing and be happy “ is under way here in Texas! Godspeed President Trump!
Look at the quality of construction, those buildings are as expendable as the humans they’re cramming in them.

I’m a frequent DIY shopper at Home Depot and Lowe’s. There are two of each within a 6-7 mile radius of my home (30 miles north of Seattle). I have seen a lot of new massive apartments here in NorCal too.
There is a massive rental house project south of Houston that has popped up within the last year or so. The homes are jammed together with no nearby parks, walking paths, etc., and every house is a rental. This is a massive reversion from The Woodlands, situated north of Houston. The Woodlands was a planned community started by George Mitchell (billionaire oil and gas tycoon) who, in the 1960s, toured inner cities together with other executives to try to solve the problems of the inner city. His solution was The Woodlands, a planned community with every home within walking distance to a park, there are 630 miles of walking paths in the community, and the city center was designed to meet the retail needs of the surrounding 1 million people. In other words, The Woodlands was designed to make the residents happy and prosperous. Each home was built among the trees without clear cutting the forest before development.
In the new rental community south of Houston, the developers learned nothing from The Woodlands. This and other modern developments are sardine communities made to extract wealth from the working class as efficiently as possible.

Beryl went directly over my house. We were in the eye of the hurricane. Some homes around me had roof damage but not to the extent that you describe just 5 to 10 miles south of here in Spring. However, my coastal property in Sergent lost its pier due to the storm surge. 36 ft by 10 just gone.
More to your point, there are a number of developments near The Woodlands that are high density, either apartments or rental homes, that have popped up in the last few years. I only mentioned the one south of Houston because it is so grotesque.
Insurance rates and monthly utility bills are rising through the roof in California. State Farm abandoned California. Some insurance companies will not insure new customers.
