We have a family acquaintance. He’s a single 30 year old, living at home. His parents are accomplished. He is coddled. He couldn’t afford a house if his life depended on it. The point is, yes building costs are up. Yes, interest rates are high. But this kid has no motivation to buy his own place. Guess my point is; the economics of owning a home is difficult. But our culture has raised a bunch of slothful and irresponsible kids. The government sux, inflation sux, but most of all Godly parenting sux.
My personal belief is that kids are a direct reflection of their parents & how they were raised. Many times the kids such as you’re describing, are still home at 30 for a couple reasons; 1st, yes they currently likely can’t afford independent living due to many factors. But 2nd, many times mommy likes her kids dependent because keeping their baby at home keeps her from facing her own age and an empty nest. When PDT forces energy costs down, everything else will follow. Mommy might have to suck it up and finally kick baby out of the nest
My next door neighbor has two boys living at home, one 28 and the other 33. The younger was still sleeping in his mother’s bed when he was thirteen. One didn’t graduate high school, and both have menial jobs. Both have impregnated women out of wedlock. and one has lost his driver’s license due to multiple DWI’s. Now the eldest is sharing his bedroom with his girlfriend of the moment, who is a hard worker determined to wean him off video games and kick him into adulthood. And on my block alone, there are other families also going through this sort of thing. In one, there are two boys and a girl who have children without ever going through the bother of marriage.

My 45 year old son lives with his mom. She’s always coddled him and that’s why I left in the 90’s. My girlfriend’s 40 yr old son just moved back in and she’s got him for the rest of her life. That’s why we don’t live together. Moms of the last couple decades don’t have a clue about tough love. Therefore their boys never grow up.
The irony is that his 17 yr old son went out on his own and got his first job at his choice of places. His father doesn’t even want a job.
Keep an eye on those under-twenties.
Many of them are the up and coming strongest generation that follows the weakest one in the four turnings.

I ran into a young man around 30 who is doing Dood Dash part time, living w Mom, has a technical college degree, but said he is struggling to find a job. I asked a few questions – tech is always in demand. I asked him what his experience was.
“I have a different kind of job, but it IS A JOB… Do you play video games? See, people need coins or treasure to go to the next level. And you can sell treasure. Some people are busy. So I play, win the treasure, and sell it….
“BUT IT IS A REAL JOB. IT REALLY IS, but these people don’t understand this.”
I guess if some of them can believe a man can be a woman, they can believe anything else they please as well.
My son lived with me till he was 30. He worked for an auto supplier since he was 18, made 3x what I made. For me it was a security thing that he stayed.
If your workload increased after he left, you have a good son. If it decreased, I’ll hold my tongue.
He did his own laundry, is an amazing cook, shoveled snow. He is still with same company 6yrs later (now in management) and still comes to help his momma

Empty nest. My husband and I were last February getting ready to celebrate our two-year anniversary of being empty nesters. All three of our kids are doing well in life. Unfortunately, his first born ended up being more a reflection of her mother and her mother’s family than our every other weekend and two weeks in the summer family. I always thought the calmness and drama free feel of our home would override the chaos of the other. I was wrong. She is back because her husband is in jail and no one else would take her in.

Our adult child hit a rough patch but got a job and used it as a spring board for better employment. Just purchased a home. Anyone who says times are too tough isn’t willing to work hard and move up. It is still possible.

The big difference is that it took 2-3 times the median income to buy a median priced home. Today it’s triple that.
Ours was 11%, and that was only because we qualified for a VA loan. Otherwise, it would’ve been 13%!
Yet most of us survived the Carter years & high inflation & rates. I know i didn’t move back in with my folks. I had 2 jobs for a while. I just don’t remember getting participation trophies back then. Perhaps that’s the path we should never have embarked down with kids.

Mine was an ARM that started at 6.5% and crested at 9%. To qualify for the $85,000 to purchase the house, I had to get promoted to First Lieutenant (USAF) and get a letter from my CO.
That’s a $175,000 loan on a salary of $52,000 in 2024 dollars. And the VA considered me maxed out, even though my credit history was flawless.
Things are much looser now.
Mine was 10% in 1986. Wired a house for a guy .His mortgage was 21% in 1980
Big cities in high Demand areas are a little different. A starter home in a safe area in California can run you $800,000 or more, unless you want to drive 2 hours each way – which adds different costs.

Bought our first home during the Carter presidency. Bought our second with a 10.25% interest on the mortgage. Through refinancing and reducing the term we were able to reduce interest payments and increase principle payments accelerating payoff. There’s always the ability to work around these issues and the going interest rate around 6.80% seems pretty appealing. ☺️

So sad that you believe 6.80% is reasonable. There is no reason under the sun that interest rates should be that high. The last time I refinanced, in 2014, I got a rate of 2.79% (actually I can not remember the exact rate – but I know it was below 3%). Below 3 %. I had a decent job at the time, and paid it all off (the remaining balance) in the new year of 2015.
The problem now is that young adults cannot get a reasonable interest rate due to the policies of this cabal .

Agree totally. The S&L’s were good for competitive rates on both saving and borrowing. Then along came the huge banking institutions and look what we have now. My small town has an S&L and I’m a depositor.

My first-born and last to leave the nest daughter moved to Texas two years ago. The home she purchased is single story I think it’s 850 or 950 sq ft, two-bedroom, 1 1/2 bath cottage style built in 1952. The lot size is around 15000-20,000 sq ft. Needed a little work but nothing structural. She paid $124,000 for it. I don’t know what interest rate she is paying, It’s a cute little house. Here in Delaware, she would have been looking at spending over $190 for a comparable home. Affordability is why she left, and it broke me when she moved halfway across the country, but she is doing well and has made a home for herself. and met the man who will be her husband.

Betsy, I understand where you are coming from, but I would like to make some clarification on buying a starter home in the late 70’s & early 80’s.
Yes, interest rates in the late 70’s & early 80’s were very high around 14 to 15% and this was very challenging. However started homes were in the range of $35K to $50K and a 10% down payment would cost $3500 to $5000. This was an amount that could be saved without too much problem, especially if you lived at home – and of course, had a job.
Today,a starter home is in the range of $350K to $400K! This is makes the cost of the down payment far beyond the reach of a young person. So the only option for a young person is to rent an apartment.

I will also add that we rely on Social Security for a great part of our income.We had hoped to earn a decent rate of interest on our savings. We will not dabble in the stock market which is Wall Street as we cannot afford to lose anything.
But whave endured 15 plus years of financial repression, receiving next to nothing on the money we have saved…negative interest rates have meant we’ve eaten into our seed corn, and it is only since interest rates have started rising that we have been able to “restock” to some extent. Low interest rates are meat for one but poison for others.
What I am saying is that everyone suffers in some way from the inept, greedy, debt loving, free spending government and those in it who are cleaning up by various means.
Soon when President Trump enters office, let’s pray that we will all gain some much needed relief from the boots that are positioned on all our necks, no matter our circumstances or our ages.

Mortgage interest rates hit their highest in October 1981 at 18.63%.
Median Income was $22,390 and Median Home Price was $68,900.
The Median Home price was 3.077 times the income.
In 2024, Mortgage interest rates are at around 7.6%.
Median Income is $59,228 (which is 2.65 X greater than 43 YEARS AGO) and Median Home Price is $420,000 (which is 6.095 X greater that 43 YEARS AGO).
The Median Home price is now 7.09 times the income.
And yet Blackrock is buying them all up…

A few years ago when I was still teaching, one of my Seniors was watching cartoons in math class. I asked him to put it away and he refused. Before having him escorted out, I told him simply, “In 7 months you’ll be out of high school. They fire you for doing that in the grownup world.” He scoffed.*
Both his parents were teachers in the school. The dad flipped out when he heard I tossed his kid. Oddly, he flipped out to the administration and not to me. Mom was more understanding, and shared that she had filled out the kid’s application for his job at Walmart.
In August when the next school year started, I saw mom in the hall and asked about her son. He was living at home and had been fired…
…for watching cartoons and playing games on his phone instead of working.
I asked if they had plans to kick him out, or charge rent. “No…” and I learned that they had so coddled him that they were confident he would be homeless in weeks. So, there he stayed. No chores. No expectations.
I went home and thanked God for my kids. The oldest is out on her own after college. The middle one has 2 years left on his AeroEng degree. The third is heading to Canada for art school.
Not all of them are lazy sloths. But I know exactly the type.
*Several of his classmates started giving me a hard time about this comment later in the class. “Oh, that can’t happen. You made that up.” I then proceeded to explain that before becoming a teacher I had owned several successful businesses. “You’re right,” I said, “I fired people long before then. In response to a long monologue about how mixed up kids were today, philosopher coach Bobby Knight years ago said:
“Kids are the same; the PARENTS changed.”
He said that because Parents today, and 15 years ago, blame the coach or the teacher when their child is not a ‘star’. I know coaches who quit because the parents were so ugly.
Two of our five grandchildren are working but struggling. Grandson had to give up his apartment and moved in with his aunt and uncle. Living in a university town the rents at a premium especially for a single person. Our granddaughter manages by having a reliable roommate. Otherwise she would be at Auntie’s too.
Both kids work at a high end restaurant that depends on business from the university, students, teachers, supporters, sports events, etc. Summer is extremely slow as are the holiday breaks which equates to a big income drop for employees.
Our California/Nevada grandkids are working and independent. The Nevada kid has her own business and her husband is an electrician. The Cali kids are in the ag industry and HR. The youngest is working and attending college.
BTW, all are under the age of 30. So, not all youngsters are as described above.
Different generation; in our family our parents let us know that when we turn 18 we would be required to pay rent (and they let us know it would be the average ongoing cost of renting an apartment) or we would be on the street.
But, that was a time when parents knew it was up to them to raise children that would be able to stand on their own.
Feel kind of sorry for your family acquaintance’s son as it seems like he didn’t receive necessary lessons while still a child so he could figure out how to make his own way in the world.

I watched a show the other day explaining how they maintain the windmills in Sweden.
In the dead of winter they drive a ‘diesel’ snowcat 2 hours to a windmill that has an alarm for “contaminated oil”. There is a trailer on the snowcat that has an 80 gallon container of oil that they heat using ‘propane’ heaters so it flows better for the maintenance (they have to pump it up to the top) so they can change the 56 gallon container of oil in the windmill so it can operate properly. (Sorry for run-on)
This operation takes 4 hours. Plus the 4 hour round trip in the diesel snowcat to change 56 gallons of oil in ONE windmill.

Great to be a poll worker, but you’ll never see the mail in ballots, the ballots dropped off in mass at drop boxes, the trucks hauling in the ballots, the boxes of ballots under tables in the counting rooms.
