This completely clueless woman does not even realize what she is saying or how it sounds. She really believes this is the way to go. How do we ever fight this kind of ignorance of what our freedom and liberty mean in America? This is how our children are being taught to think about America and govt. control. People, we must educate our kids on what our country is all about, our rights under our Constitution. The scary thing here is I really believe she does not have the faintest idea what she just said. She thinks her statement is really how we should proceed.
She’s a typical public health critter. I have some experience with these folks an they’re all the same. Part of their belief system is that it is OK to lie to the public if you want them to do something “for their own good”. She thinks she “knows better” but is in fact completely ignorant or uncaring about liberty and freedom.
“Vaccine passports” are a license to be free that is granted by the government. Our constitution and the Bill Of Rightx are both based on natural rights granted by God.
People can make up their own minds about whether or not to get vaccinated. I’ve had shot #2 and am quite happy about it.

Price of single family homes are inflating. Private equity and Pension Funds are buying large blocks of single-family homes. They expect single-family home will rise 10-12% in value this coming year. I see it as the perfect creation for a housing bubble.
I have talked to some home sellers in my neighborhood who are selling their home, moving to an apartment, parking their home equity cash with the idea buying a home at later market bottoms. I have lived in this neighborhood long enough to have seen home prices drop 50% as a result of a burst in the housing bubble.
Yes, it is crazy home buying season – very little inventory, bidding wars driving the sale price
sky high and purchasers buying homes from videos only. Also, look at the P/E ratios , amongst
other things, with the stock market. A roller coaster ride with no brakes. The signs are there
for a huge downturn.
Fang. Here in Ontario anything you can find is going for at least $100 000 over asking. $700 000 will get you a small townhouse. Not sustainable. You would think the govt would be planning accordingly right, to head off a housing crisis. Not a peep. Nothing. No discussion on the topic at all.
Maybe they know something about the vaccine that the sheep on the streets don’t care to know. Perhaps the housing crisis won’t continue much longer because supply will soon exceed demand.

With interest rates so low, one can purchase a home that costs more (than previous) and keep
your payment low. When interest rates rise, the sales price of homes will decrease
because the monthly payment for the same priced home will increase.
In other words, one purchases a home for $500,000 and has a mortgage payment at
low interest for $2000.00 per month. When the interest rate increases, that $2000/mo
will only purchase a $400,000 home for example. The cost of homes will be driven
downwards.
There is a buying frenzy going on that is crazy. My daughter and her husband are looking to
purchase a home on Marco Island. They were there for a weekend looking. A 2 bedroom condo
that needed complete remodeling was selling for $1.4 million. It was on the market for less than
one day and it sold to someone from out of town who only did a virtual tour online and paid cash.
My friend in Clearwater sold her condo for cash and it was a virtual showing only.
My friend in Oro Valley purchased her two bed/two bath home two years ago for $200,000.
The inventory is so low that realtors are calling her to sell her home for $329,000.
The storm is brewing.
What happened in my area in the last bubble is people who bought lower priced homes in the slump after the previous bubble got hit hard in the most recent bubble, because the city reassessed their homes.
No one should lose the roof over their head because financial chicanery makes it suddenly “worth” more.
That’s another reason government love low interest rates – houses can sell for a lot more and then they make a ton on property taxes.
What I am fearing as this “bubble” developes is that the homes will reduce in value leading to the go ahead for illegal aliens to purchase said homes with help from the government. Of course this help will be given with a low interest rate, if any, and of course all the free stuff that “they” are entitled to due to their plight in life.
This isn’t sustainable. The coming housing crash is going to be epic.

While we may be in a housing bubble, these bubbles tend to go on for a long time. I believed that in 2002 we were in a housing bubble. Why? Because I bought my house in 1998 (Nov) for 129,500 and in 3.5 years I sold it for 349,500. I had only put $14k down and turned that into a profit, after expenses, of $170k in 3.5 years. I stayed invested in real estate for the next few years. In 2002, I bought two condos: one for $185k, and the other for $245k. I sold them after ONE YEAR for $245k and $345k, respectively. That seemed bubblish to me. I moved to Texas in 2005, loaded with California cash. I didn’t know when the bubble would burst, only that it would.
Well, we now know that the bubble burst in 2008, but not until a precipitating event: Ben Bernanke took over the Fed from Greenspan in 2006, and started jacking up interest rates. It took some time for him to realize the damage he was doing to the economy, but he started backpedaling in 2007, but not enough. The Greenspan bubble was burst by Bernanke.
Today, home prices are in bubble territory, but history teaches us that that isn’t enough to trigger a downturn. I don’t think that the Fed will jack up rates any time soon. Bubbles are maldistribution of resources, but when they burst is unpredictable. I don’t think we are there yet, but when it comes, it will be unexpected.
I think home prices have a bit of a run to go. Staying invested in real estate seems logical if you expect inflation.
With all the government spending going on, inflation seems like a real possibility. Before the first stimulus, gold was rock solid at $1200 per oz. After, it rocketed up to $1900. It stayed there until recently, when it has ebbed to $1700. We have now had another stimulus, and gold will likely move higher. However, I suspect that the Fed and Treasury are working to keep gold down.
Possibly…all real estate is local.
I am a developer of subdivisions and in general what has fueled the increase is low interest rates, companies realizing their employees can work from home and local government red tape which limits development of lots for builders to acquire.
However, due to the situation in the north…NY, Illinois, PA, CA and northeast, ie taxes, government intervention, companies will move south to benefit the bottom line. As a result, TX, FL, GA, SC and TN will all benefit with higher prices…
Everything moves in cycles…the RE business in general is a game of musical chairs…try to time the music and be in a chair when the music stops. The music will stop in those states mentioned above a lot sooner than southern states.
The crazy thing is people can sell heir homes at inflated prices, but where are they then going? Like you said maybe apartments. But those rents are increasing too re supply and demand. To sell and look for another house is just futile. You might make a good buck on the sale of your home, but then turn around and have to buy a fixer upper or a smaller less desirable home at a premium anyway because that’s all you can get. Crazy. I think that’s why inventory is so low. People are staying put because they cannot go anywhere better than their own house in most cases.
If you are considering moving anytime soon – now is the time to sell and sit on the profits. It’s going to be a buyers dream market for cash buyers shortly.
What will cause the crash?

Next the fatwa states the first reason any Muslim should ever willingly move to the West: to wage jihad — which belongs in the “lands of the infidels” — but in this case, by way of da‘wa, or proselytizing. In the words of the fatwa:
He resides to call [da‘wa] and entice [non-Muslims] to Islam, for this is a form of jihad, which is a communal obligation for those capable of it… [Moreover] da‘wa to Islam is one of the obligations of the religion.
The fatwa continues by saying that Muhammad himself promoted installing spies among non-Muslims. It cites the battle of the Trench, when the prophet sent a Muslim man (Hudhaifa bin al-Yaman) to feign friendship to and dwell among their infidel enemies, while reporting back and exposing their true condition to Muhammad — sensitive information that enabled the prophet eventually to subjugate them.
At any rate, such is what Muslims are being openly taught (at least in Arabic and other Islamic languages).
