Cal Coast News: “California Gov. Gavin Newsom signed into law on Monday an extension of the state’s eviction moratorium, which will allow many renters to not pay rent and still stay in their homes until early 2021.”
That will be one year plus of no income for the property owners. And when this mess ends they will be so far in arrears that what’s the point of trying to go on.
What about the landlords mortgages, insurance, utilities, biannual property taxes and the myriad of other monetary weekly, monthly, annually operating costs.
I can see hundreds and hundreds of foreclosures in the future. All the sacrifices made by owners to save for years in order to acquire the capitol to purchase investment property for security in their later years….only to only loose everything and I do mean everything.
California is inching closer and closer to their goal of total socialism. Pity.
I agree nwtex, in all these discussions about evictions I’m not hearing about the property owner. Various governments are telling landlord they can’t evict, but those same governments will expect their tax money.
Is the plan for the government to pay the landlords back? I understand not wanting 40 million people homeless, but maybe if they were they’d march on their governments to open things up.

To look at the problem with no emotion it is a very interesting conundrum: If you are renter. you face eviction. Your family, in many cases, will be out on the street with nowhere to go. Or, if you are a landlord you face losing your property because you cannot pay loans or taxes. What took a lifetime, in many cases, to build a business bases on renting property to others to be taken from you by banks or the government. In both cases the losses are through no fault of the party involved. The state can’t afford to no have the lose taxes it needs yet does not want to be responsible for the inhumanity of seeing people and families living on the streets. What solution can be avoid at least one of the problems? Is there a solution to both problems?

I’ve known a certain friend for about ten years. Since I’ve known him he’s owned a house about 500 miles from where he lives now. The house dropped in value during the Obama recession and he’s upside down on it so he rents it out.
The past tenants trashed it when they left plus it needs some maintenance, like a $15,000 roof.
He and his wife are able to work remotely so they’re actually moving into the house short term while fix it enough to rent or sell.
Now they want to make it impossible to evict bad renters? Insane.

Is this a backwards way for the State to gain title to these private properties by making it impossible for the owners, the landlords, to have enough income to pay their mortgages and property taxes so that when the banks foreclose the State swoops in and buys everything up at bargain basement prices?

During the great depression, banks that foreclosed on mortgages often let the borrowers just stay in the houses after foreclosure just for the security of the properties, There wasn’t anyone else to sell or rent to, and better to have them occupied than vacant. Not much different here, although Newsom is making the decision FOR landlords. That will have a correcting effect. Agreed, they shouldn’t be able to impose communism by just making a rule that we’re all communists now.

Good point. A rented property in which the tenant pays no rent equals a landlord who takes no income equals a taxpayer who pays no income taxes. CA state and local gov. should prepare for sharp declines in tax revenue on that alone.
CA is already out of whack with property valuations ($1 million per cape cod) so property taxes alone without rental income will eat them alive. My guess is many will simply not pay taxes, or string their local gov along with minimum payments. If would be fitting to string the gov along with promises to pay like tenants do to landlords to prevent eviction.
If you DON’T pay your mortgage, it doesn’t mean you immediately go to claims. You just accumulate interest for principal. The lender will probably assess a late fee. At some point we all have to pay the piper, so you have to pay the missing payments back to catch up to the original terms. It will be a very trying time for landlords and banks, because now the bank funds that rely on interest income of housing loans will begin to underperform. 2021 will be a financial bloodbath once all the numbers are in.
If you DON’T pay taxes on time, the local gov can put a lien on the property affecting resale, and the tax burden accumulates interest. But no one is buying, so the first is not really a penalty, as long as the landlord intends to keep the property. Interests are at generational lows as well. So, landlords are incentivized to NOT pay full taxes until they can get back rent, at which time they pay back the taxes plus interest in a future year.
You already know what they’re going to do. If, and even if they do, get a federal bailout California will also borrow more money from the taxpayers.
Citizens can’t stop it because if it is up for a vote — mail-in ballots.. lol

One more reason why property owners will leave/continue to leave their properties vacant, it’s less trouble and more financially sound. This has been an ongoing problem in places like San Francisco where pro-tenant housing laws force landlords to keep vacancies. There are over 10K vacant homes in San Francisco, largely because owners know how hard it is to get tenants out and how expensive it is to do so. I personally know someone who rented her home for 1 year, with a contract, and she had to pay the tenant almost 100K to get him to leave after the contract ended. He didn’t want to leave so got a tenant’s attorney. She would have prevailed, but the tenant could have stretched it out for 2 to 3 years. Also know someone who wanted to sell her condo, but the tenants would not leave and used the excuse that one was of a protected class (teacher) who claimed hardship, but her husband is a tech bro making about 300K. She had to take her condo off the market because no one would buy with the tenants in place – because they know you can’t get them out, and if you do, it will cost you a fortune.

I disagree. The title of the article sounds horrible, and their reason sounds racist for sure. However, all they are doing is expanding the jury pool to include all taxpayers (rather than just registered voters). I don’t see a problem with that, in general.

I do. The new CA jury pool would include non citizens.
California picks jury pools from registered voters, driver’s license holders, California I.D. holders, anyone with medical, receiving any social benefits i.e., food stamps and anyone with a business license. So, I don’t know why anyone would say that currently they only use “registered voters.”
I know this because I own a second home in California but my main residence is in Texas. I have Texas driver’s license but I do have a vehicle registered to the California home. I get a jury summons every year and have to prove that I live the majority of the year in Texas. The summons me because of vehicle registration.

Yesterday I worked at a facility that requires temp scans for every person working on site and masks the entire time you’re on their property. I never got scanned, in fact, the security moved the scanner out of the way to hand me a transmitter. If you aren’t scanning every person, what is the dang point of scanning anyone? Just an anecdote. My wife heard a 2nd hand story about someone whose 13 year old son was playing baseball. Some guy sat down beside her at the game. He said WTTE, “He’s a good-looking kid. Does he date yet?” And then went on to explain to her he was a ‘MAP’. Before she could wrap her head around what was going on the guy bailed. That was here in the Red state where I live.

Who in their right mind would ever take a vaccine again? According to the progressive healthcare administrators, injecting disinfectants is the WORST thing one can do to their body.
