Oh, I have my what I call my under the blanket hours or maybe day, but then I’m back doing what I fighting the good fight.
Will admit that last year I had to take a break since I was trying to sell, along with moving & buying out of state. After a week or so I realized that Oregon has some of the most dishonest relators around which made it even worse. So, I just pretty much only read some of the email headers from conservative publications I subscribe to, & even The Last Refuge until got settled in my new state. With The Last Refuge I did read Stillwater’s opening posts majority of the time for I found they did help to settle me down (Thank You Stillwater). Sadly, i even curtailed my participation in some Oregon political groups. Hey it was the only way I could remain even a bit sane.
Now I’m getting back on board to do & learn whatever I can to Make America Great Again! Majority of America’s problems is all the uninformed voters who only hear what they want to & never take the time to research. Too many Americans seem to follow the adage that if such and such ??? said it, then it must be the gospel truth, with no questions.
Since I’ve gotten settled, I’ve been especially getting tuned into what is happening in the area and state where I live! Been most surprised by what one learns once you live inside of a state versus what one hears via media and other people when you are outside. SD is not the state I thought it was, but the good Lord put me here for a reason so at 73 I’m fighting for what our forefathers intended this country and state to be.

Under NO circumstances let your agent be a “Dual Agent” !! Had to fire the first because she tried, and failed when I realized what she was doing, along with trying to sell my home to friends before it hit the market.
Last one took the place of a relator in her company the was not listening. She was awesome if you want a good one. The one she took the place of ignored me every time I told her that she could not represent me and the buyer, but that I did NOT want her too. H3LL during the buyer’s inspection I was getting my car’s oil change since I wasn’t supposed to be there. She was calling repair people for all the items the inspector was finding wrong without my permission. Oh yea so VERY VERY wrong.

It’s Realtor, pronounced with 2 syllables not 3. Dual agency is fine if the agent understands it and follows the rules. The key is that as a dual agent, they are not really an agent of anyone and absolutely can not suggest or advocate for either side of a transaction.
When I was selling in MN, I explained to people that as a dual agent my job is pretty much just fill out the paperwork and get things done. Anytime I got questions about pricing or strategy I had to answer, sorry, not allowed to do anything that would favor one party over another. Can’t council on offer amounts, counter offers, or even answer how much someone should use as a down payment.
I quit selling because too many agents wre simply not doing the job and they made lot’s of money because clients didn’t do their homework.

I remember one particular sticky wicket where the local OR yahoos were grousing at me over an inspection (septic company) I was waiting on. It took a simple e-mail to all parties that stated I wasn’t going to hold a gun to their heads because they were all licensed professionals and should know better. That shut them up.
I would imagine RE people vary widely. My experiences were such that, so far, I’ve sold all my homes and rentals personally without a broker. For whatever reason the interviews just don’t go well. Try one more time? IDK, ag properties usually take particular expertise to sell. We’ll see.
While you left OR, I moved to a conservative county there and intend to die there, one way or another. Nature trumped the Communists in the state.

Realists are sometimes accused of being quitters. And sometimes those laying down such accusations are in denial and, therefore, not in very good shape to do anything effective about the problems.
It usually isn’t an issue of either/or; but, both/and. Feeling compelled to be only one or the other is completely unnecessary.
I drove to Wilsonville, OR the other day. Saw God’s country all over the place. Saw the restful Spirit of God in the eyes and body language of two ladies I spoke to in Costco. Had a chuckle over a stubborn piece of equipment at checkout.
Some of the most self-pitying, helpless, unthinking, politically paranoid (self-described conservatives) and negative people I know live in South Dakota. (I know, because they are relatives of mine)
The group-shaming and name-calling that is casually engaged is tiresome. I live in Oregon. So does VikingMom, and a bunch of others. I miss knowing that CZ was just up the freeway a bit from me!
The Oregon realtors and brokers I have dealt with personally in the last 11 years are topnotch, and I consider them friends.

Its a state where many drugs like heroin, cocaine, methamphetamine and several are legal but not straws & paper bags.
One of my final straws was the rise in crime in all areas not just Portland. Lived in a VERY small town where up until last year there were no major crimes. Last year there were two homicides, with one being a drive by just blocks just a few blocks from my home.
I was in a Very conservative area and town in NE Oregon.
Then came all the mess in Portland, COVID & ability to work at home. All of sudden got an influx of liberals who I do believe were fleeing Portland area, not many but just enough that it made doing some things a bit uneasy and crazy.
Couldn’t believe that there were 3 BLM protests with around 50 or more & it even seemed like the police were supportive bringing them water & stuff.
Glad you staying and fighting…There are some good groups doing some good investigations. Very good chance Oregon is not really blue. Another very good chance that corruption stared with the mail in ballots. Since Oregon was, maybe is the first states to go mail-in, it might be the test state for mail-in.

I saw a poll recently that 55% of Americans believe the election was fair and there was no fraud. In other words, 45% of Americans believe the election was stolen. That is a gigantic number.
I think that is one of the reasons why the partisan committee “investigating” the dust up on January 6 has been such a dismal failure.

My Gen Z son says that 20% of his generation are queer or trans. I asked him why his generation were so stupid and confused. “Peer pressure. Social media. You know.” He was honest. And that is why I homeschool, forbid social media like TikTok/Insta/Twit etc., and make the kid work on the farm.
It is a socially awkward generation unable to communicate outside of a screen. At the same time that screen throws immorality in their faces all day long as if it is normal and let’s you know you are a social outcast if you don’t comply.

Gender? We have three in modern English–masculine, feminine, and neuter. Gender does not have to do with biological sex. Two distinct terms for two distinct things.

Well, I don’t really like the reasoning, but wearing skirts kind of sucks. It really limits what you can do, so…. (My father required me to wear a dress to school for many years, then finally cut it back to two days a week in Jr. High.)
Way back when I was in grammar school we had to wear skirts or dresses to school. We just wore shorts underneath them and it didn’t limit anything we could do. We used to play on the monkey bars and everything! I did the same with my own girls who went to religious school. The girls just wore coordinated shorts under their skirts.

Charter Schools was a way to avoid loosing the battle for VOUCHERS.
IF we had had legitimate representation, prepared to fight for our values (instead of controlled opposition) we would have WON that battle, 10-20 YEARS ago.
Given the recent behavior of public schools, school boards, teachers unions we should REVISIT the issue, as its a winning political issue, with a real chance to cleave off significant percentage of minority and poor “traditionally Democrat voters”, AND put a stake in the heart of public indoctrination.

I am still dithering over what my generator purchase will be. A man came over and looked at the hookups the previous owner of my house left. There is a switching box with a manual switch and wired-in power cord. She took the portable gasoline generator with her. I am waiting for the man to send me his bid for a dual fuel whole house natural gas / propane generator to be permanently sited near the nat gas meter.
My other favorite option would be a tractor PTO-driven generator. I could back up my 30-hp tractor, plug in, and have 15kw of power. It would take about 5 gallons of diesel per day.
My least favorite option would be to have a solar installation. The batteries and other gear would eat up the space in the storage/workshop/mechanical room in the garage. Probably would entail a long lead time to get the system in place.
This reminds me that I’d better get one of those little portable generators to run the freezer at the remote storage building.
Right now, the heat index here is 113 degrees. It has exceeded 110 everyday this week. This is not a good time to lose power.
consider a Kohler generator. It’s smart – not Alexa type smart – but it communicates with Kohler’s home office when it exercises and if something is wrong with it, it alerts the home office who then communicates with your installer about what the problem is.
It will also communicate with you if you download the app. That costs a little extra but it was worth it.
I have since sold that house and moved elsewhere but I’m waiting to see if I can hook up to natural gas before I proceed with another one because once set up with propane, it costs additional to convert to natural gas.

Interesting motor that basically charges batteries and generates electricity. Fight going on between all electric and hybrid because of so much invested in all electric.
From a consumer standpoint all electric are not going to prevale because the charge time is simply unacceptable to the majority. Who wants to sit somewhere for 1-8 hours waiting for a charge or pay outrageous charging fees or spend a bunch of money on a home charging circuit? A hybrid with a super efficient generator will reduce the battery weight/size, never really need a charge if you drive at all, and will be less expensive due to less battery requirements and small charging only engine, and hardly any fuel requirements.
Why don’t American manufacturers offer this type of hybrid? Most of them have an engine that actually powers the wheels but I don’t think there is one with an on board generator/charger and all electric drive.
If it is better than a Prius, it must be great. My daughter is now driving my 2007 Prius. It probably has about 200k miles on it. Great little car.
Consider solar with no battery storage. I’m considering that myself.
10.2 KW system supplying 107% of my avg monthly needs is $19,600 after credits for everything. Then I can buy a couple 200ah lithium batteries and a 3000w PSW inverter for about $3k to power just about anything I’d need overnight (since I’m sleeping mostly). With that said, I have a wood stove too so my consideration for a battery wall included that I can heat my house at night with wood and not an electric furnace.
And that I’d make due with a window ac unit in my room on really hot summer nights powered by the 400ah of battery and inverter.

One of the two Americans reported to have been captured within the last few days specifically told his mother that he was going to Ukraine to train Ukrainian troops. He was not caught at a training area in a NATO country, he was caught on the battlefield.

The US, the UK, Australia and other countries have retired soldiers who have been sworn in to join the Ukraine armed forces. They are not on contract and do not act independently.
There is a massive training program of Ukrainian forces by NATO, specifically so that they can use the military equipment being sent them. They are also being trained in strategic warfare. This is all above board.

I am not necessarily against the concept of nukes, but we have let a genie out of the bottle for which we have very few solutions. Storage of spent fuel being a larger concern of mine then the plants themselves. Currently spent rods are typically stored in pools within the same building as the reactor they came from. The GE MK3 reactor stores them directly above the reactor unit. Which is why all the excuses in the world about how Fukushima is no big deal are hogwash. They dusted the atmosphere and oceans 1000s of more radioactive elements then all prior nuke bombs and reactors have created since it was invented, put together. I have read much open air testing ended in part because they learned they were blowing holes in the ozone, allowing UVC and XRays to enter. Carry that to what was released just by Fukushima into the open air, and it’s at least something to make me go ‘hmmm’. Interestingly the USSR mobilized people (slaves essentially) to immediately begin the capping of Chernobyl yet 3 reactors at Fukushima are open to the air still 11 years later.
Now I am a self taught person when it comes to nukes, so I am open to correction. I am capable of advanced math and concepts so I’m not prone to BS very often.
Thorium is the least radioactive element we could still use in a reactor. So your statement is very much on point in that regard.

Think the movie 2012, but instead it’s our planet being scorched as the sun passes the opening of the ozone. Just a thought, and not necessarily my belief.
Then add a weakening magnetic field allowing more solar particulate penetration (neutrinos), and it could make for interesting times as TPTB grab whatever they can.

You have that right. Traditional nukes use SCRAM in an emergency where they insert control rods usually made of boron. MSRs have no pelletized rods that need a reaction stopped. Since MSRs work at lower temps because they are less reactive, there is also less chance of uncontrolled fission occurring.
As far as China syndrome goes, you’ve got it right. There’s suspicion that part of the reactor cores from Fukushima were vaporized and some we know melted and continue to melt down under the reactor (now nuking a freshwater underground river that flows to the sea there). China Syndrome is actually a movie, and where this condition gets it namesake.

“One especially cool possibility suitable for the slow-neutron breeding capability of the Th-U fuel cycle is the molten salt reactor (MSR), or as one particular MSR is commonly known on the internet, the Liquid Fluoride Thorium Reactors (LFTR). In these, fuel is not cast into pellets, but is rather dissolved in a vat of liquid salt. The chain reaction heats the salt, which naturally convects through a heat exchanger to bring the heat out to a turbine and make electricity. Online chemical processing removes fission product neutron poisons and allows online refueling (eliminating the need to shut down for fuel management, etc.). None of these reactors operate today, but Oak Ridge had a test reactor of this type in the 1960s called the Molten Salt Reactor Experiment [wikipedia] (MSRE). The MSRE successfully proved that the concept has merit and can be operated for extended amounts of time. It competed with the liquid metal cooled fast breeder reactors (LMFBRs) for federal funding and lost out. These reactors could be extremely safe, proliferation resistant, resource efficient, environmentally superior (to traditional nukes, as well as to fossil fuel obviously), and maybe even cheap. Exotic, but successfully tested. Who’s going to start the startup on these? (Just kidding, there are already like 4 startups working on them, and China is developing them as well).”
Thorium can’t be used for weapons grade material and is largely why it lost federal interest.
I am familiar with the MSR technology, and IF I were to be ok with one we would still not have a solution for storage. Since it’s reactive for such a long time (and we are talking periods longer then Homo Sapien has walked earth), it at least to me means reactors in general should not be a part of our energy solution.
You just can’t compete with Nat Gas, coal, etc. Which we could supply 100s of years of 100% of our power needs just on Nat Gas today…yet we flare lots of it in oil fields….

Also Thorium requires a greater initial shield. Is this why Victor Pinchuk and Deripeska were so interested in HRC’s campaign. These two are both steel manufactures.

One of the problems with the current fuel is that the reactors have to produce massive energy. The spent fuel rods then produce too much heat, requiring active cooling. Failure to do so creates those problems you talk about.
Thorium is supposed to have better cooling characteristics and it is supposed to produce about 1/5th the amount of byproduct. But that isn’t enough to say it isn’t a problem.
Read an interesting book about these accidents. “Atomic Accidents: A History of Nuclear Meltdowns and Disasters from the Ozark Mountains to Fukushima” by James Mahaffey. Worth reading if anyone is interested.
The point of a reactor is to speed up the decay until criticality is reached. So operating one is different than mining its fuel.
But decay rate is only one consideration in hazardousness. There are so many different things to be compared that it will be hard to do without missing something important.

Quick back of the envelope math:
~ 5.9 million total commercial buildings in US (source: CEBCS). Fires per year in commercial is 3340 (source: NFPA) which is 0.056% of total.
36000 food processing plants in US with 97 in one year is 0.27% of total or 382% above commercial fire rate.
So basically this would need to be refined with further research but as a PM when something smelled off this is what we would do…then investigate…this isn’t rocket science guys. Maybe the food processors have awful safety standards or it’s an insurance scam…but it isn’t a coincidence imho.
